HVAC Project Manager

The person in this position coordinates, organizes, reports on, and manages all aspects of a project to completion, within budget, schedule, and scope.

The successful Project Manager is highly skilled in being a liaison between customers, estimators, and teams working the project to provide the highest levels of communication, safety, pre-planning, productivity, quality, timeliness, and efficiency in the competitive construction market, while incorporating the Company’s Vision, Mission, and Core Values.

Responsibilities and Duties
  • Review contracts bid and quotes with estimators, provide input on the Schedule of Values (SOV) structure and amounts; provide useful feedback to estimators to help perfect processes and accuracy.
  • Lead and participate in project planning, scheduling, developing cost estimates, and establishing critical project objectives
  • Properly staff, manage, and support projects. Identify and communicate resource needs to management. Ensure that all project team members understand their roles and responsibilities on project.
  • Develop and implement a project execution plan, including the quality, safety, subcontracting, project staffing plan, and procurement.
  • Ensure projects are executed per client's governance, company standard operating procedures. and project management standards, codes, and procedures.
  • Negotiate back charges, damage claims, disputed change orders, and/or contract settlement amounts with the customer and the Company’s subcontractors; consult with the Field Operations Manager and Company Ownership in this situation.
  • Analyze and communicate project status, KPIs, risks, schedule, and costs to all pertinent stakeholders
  • Manage contract administration including Request for Information (RFI's), Architectural Supplemental Information (ASI), submittals, Request for Quote (RFQ) change management, contract closeout, and claims mitigation.
  • Gather monthly billing information from job site superintendents; submit billing markups to accounting; then review and approve completed billing to be forwarded to the customer.
  • Attend all required meetings to include hand-off, closeout, field, management, productivity, continuous improvement, customer, and subcontractor.
  • Communicate effectively and promptly with estimators, field, and customers.
  • Monitor project execution. Ensure reports are accurate, timely, and routed appropriately including backlog, monthly billing, and others as needed.
  • Provide continuous support to the job site superintendent and field ensuring all employees are treated with respect and dignity and incorporate the Company’s Vision, Mission, and Core Values.
  • Travel as needed or required.
Qualifications
  • Must have a high school diploma, or General Equivalency Diploma, or GED.
  • Must have at least four years or equivalent experience as a licensed HVAC journeyman; 10 years and/or relevant degree for senior level.
  • Five years of recent previous project management experience in construction or HVAC. PMP certification is a plus.
  • Must support the Company’s Vision, Mission, and Core Value statements, demonstrating a high degree of integrity, and maintain the confidentiality of personnel and business information.
  • Possess excellent organizational, interpersonal, initiative, and communications skills.
  • Possess effective analytical and problem-solving skills.
  • Ability to read and interpret operating manuals, plans, and applicable building codes.
  • Proficient in Microsoft Office products, and possess the aptitude to learn and use additional computer software as needed.
  • Must be able to use hands to finger, handle or feel; reach with hands and arms; talk; hear; sit; stoop; kneel; crouch or crawl; climb or balance; stand; walk; lift or move up to 30 pounds and occasionally lift or move up to 100 pounds; work overhead and in cramped quarters. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
  • Must be 21 years or older, have a valid driver's license, be able to pass a commercial motor vehicle physical, and be able to drive on adverse road conditions.
Work Environment

While performing this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts, and vibration. Occasionally exposure to a variety of extreme conditions at construction job sites occurs. The noise level in the work environment and job sites can be loud. The performance of work happens in outside weather conditions. Mitigate these hazards or stop work until conditions improve when applicable.

Pay Range (Salaried)

$75k-$105k Actual pay depends on education, experience, and performance.

Reports To

This exempt position reports to the Director of Field Operations.
