Responsibilities
- Participate in interviews/interview preparation for negotiated bids
- Assist marketing in preparation of responses to RFPs and RFQs
- Provide value alternative solutions taking into consideration cost, schedule, maintenance and life cycle cost implications
- Fill in design gaps for incomplete documents for the completion of estimates
- Prepare/submits contract documents for legal and risk review and prepare qualification/assumptions that align with project contract
- Assist in the prequalification process
- Lead internal estimate review and bid process team meetings
- Oversee establishment/maintenance of budget control during the reconstruction phase of the project
- Present deliverables to the owner in a complete and organized manner
- Represent the company at all design and coordination meetings, occasionally leading meetings
- Oversee preparation of preconstruction schedule and ensure maintenance of schedule and that all project staff are informed of schedule changes
- Assist project team in design decisions/development of solutions
- Review project construction schedule and ensure timely preparation/coordination of General Conditions
- Manage all aspects of risk and define such for executive team
- Ensure adherence to contractual requirements and meeting of goals
- Track/manage construction budget between formal estimating periods, keeping owner and team informed
- Act as team liaison between operations, estimating and design management
- Assist in development/training of preconstruction staff
- Build/maintain relationships with architects/engineers, subcontractors, internal clients and owners/key stakeholders, occasionally attending industry events to represent the company
- Maintain knowledge of cost elements of projects
- Manage/maintain buyout log for project
- Prepare/manage Exhibit One production into subcontracts
- Set up the chart of accounts for the project into Oracle
- Implement all applicable Safety and EEO/Affirmative Action programs
Qualifications
- Bachelor’s degree in Construction Management, Architecture or Engineering, and/or 10+ years’ experience with estimating, design management and/or field management
- Proven experience managing preconstruction for large-scale projects, with emphasis on highly complex projects
- In-depth knowledge of construction principles/practices required
- Experience dealing with subcontracts, subcontractors and/or self-perform work
- Experience leading successful team ventures, including development of employees and maintaining relationships with external entities and subcontractor community.
- Self-starter, highly motivated with the ability to build trust and influence others
- Demonstrate behaviors consistent with the company’s core values while maintaining a "value added" approach to preconstruction
- Strong communication and presentation skills with ability to communicate to varied audiences
