???? Get Contracts Ready – Assist in preparing contracts for legal review, while ensuring all qualifications and assumptions are crystal clear for project success!
???? Champion Prequalification – Take the lead in prequalification processes to ensure we're always in the running for top-tier projects.
???? Run the Bid Review Show – Lead internal meetings, guiding the team through estimates and the bid process to ensure flawless execution.
????? Monitor Budgets Like a Pro – Oversee and maintain budget control during the reconstruction phase, ensuring things stay on track and within scope.
???? Present with Confidence – Deliver project updates to owners in a polished and organized way, showing them we're ready to deliver!
???? Represent with Pride – Attend design and coordination meetings, sometimes even taking the reins, and represent our company’s best interests every time!
????? Stay Ahead of the Schedule – Supervise the preconstruction schedule, keeping everyone informed of changes so there are no surprises down the road.
???? Help Design Smarter Solutions – Assist the project team in making key design decisions and finding solutions to keep the project on course.
?? Manage Project Timing – Ensure the construction schedule is spot-on and all General Conditions are prepared and coordinated in time.
?? Own the Risk – Define and manage risks for the executive team, helping everyone stay ahead of potential hurdles.
???? Keep an Eye on Costs – Track the construction budget through every estimating period, keeping both the owner and the team in the loop.
???? Act as the Bridge – Serve as the liaison between operations, estimating, and design management teams, fostering collaboration across the board.
???? Develop the Team – Help nurture and train preconstruction staff, so we can build a stronger, more efficient team for the future.
???? Build Relationships that Matter – Form strong bonds with architects, engineers, subcontractors, and key stakeholders, while occasionally attending industry events to build the company’s profile.
???? Know the Cost Inside and Out – Keep up-to-date knowledge of cost elements for all project phases, ensuring every dollar is accounted for.
???? Manage Subcontracts – Oversee the buyout log and ensure smooth Exhibit One production, setting up the right subcontracts for success.
???? Keep the Numbers in Check – Set up the project chart of accounts in Oracle, ensuring everything is tracked and organized from the start.
?? Safety First – Lead the charge in implementing all relevant safety and EEO/affirmative action programs, keeping the team safe and compliant.
Qualifications:
???? Education & Experience – A Bachelor’s degree in Construction Management, Architecture, or Engineering (or 10+ years of hands-on experience in estimating, design, and field management).
????? Big Project Experience – You’ve successfully managed preconstruction for large, complex projects and know what it takes to get things done right.
???? Construction Knowledge – You know the ins and outs of construction principles and practices like the back of your hand.
???? Subcontractor Savvy – You’ve got experience managing subcontracts and working directly with subcontractors, ensuring everything runs smoothly.
???? Leadership Qualities – You’ve led successful teams, developed talent, and maintained lasting relationships with both internal and external partners.
???? Self-Starter – Highly motivated, you don’t wait for direction—you make things happen!
