Responsibilities
- Coordinate with pertinent public agencies during pre-construction and construction as required to comply with the requirements of the authorities having jurisdiction and coordinate with various Owner and Project staff
- Manage the project budget and schedules to meet the Owner’s qualitative standards and ensure that the budget accurately reflects the project status/progress
- Observe and report on the daily activities of contractors, review contractors’ construction schedules and submittals, visit project sites to observe and record progress, provide monthly summary reports, review/ verify monthly pay applications, monitor responses to the contractors’ inquiries
- Provide onsite Owner’s representation on construction projects
- Facilitate procurement of designers, contractors, and consultants
- Administer provisions between various consultants and owners
- Monitor architect’s overall administration of the contractor’s contract
- Establish and monitor project budgets and project schedules
- Review and monitor contractor schedules for overall performance
- Review change orders for reasonableness and processing
- Provide daily observation and monitoring of construction activities
- Evaluate in-place construction for progress payments
- Evaluate field problems and facilitate resolution
- Prepare responses to Contractor correspondence for the Owner
- Schedule, conduct and provide meeting agendas/minutes for meetings as required
- Monitor and ensure coordination of the independent materials testing agency
- Ensure commissioning agent coordination with construction activities
- Assist the architect in determining substantial completion of the work
- Monitor and facilitate project closeout activities
- Coordinate Owner delivery of related fixtures, furniture, and equipment
Qualifications
- 5 years of construction project management related experience
- Must be detail oriented, and have good organizational and communication skills
- Able to work with contractors, architects, subcontractors, owners, etc.
- Knowledge of the construction industry and processes
- Able to read and interpret architectural drawings and specifications
- Excel and MS Word Knowledge
- Knowledge of and experience with reading and interpreting design and construction contracts
- Capability to handle complex projects with multiple phases
- Strong cost and schedule management skills
- Experience in managing multiple projects and project types
